Choosing The “Right” Lender
Choosing the right lending partner has never been more important than it is today! Lending guidelines are now more arduous and tighter than ever and there are many things to consider when selecting a lending partner. In order to stay ahead of your competition and to know your borrowing capacity we always highly recommend getting pre-approved. Once you are pre-approved, it’s time to get to work!
Viewing Homes
After discovering your wants and needs, we will work hard to keep you to informed of new properties in your areas of interest as well as new price reductions and in a lot of instances off market homes as well. Emails, phone calls, open houses, and viewings will be prevalent toward narrowing down homes of interest and eventually the one we want to go after. The offer!
Offers, Inspections and Repairs
Once we find the right home, we will prepare a comparables home sale report, verify recent sales, lengths of time on market and when and how much the seller paid for the property. This will allow us to help determine an appropriate offer price and formulate the terms and conditions of the offer being presented. Any offer will provide for three levels of protection including a due diligence period, appraisal contingency and finance contingency. We will allocate who is paying closing costs and when the closing will occur. Once we successfully win out on the offer period we move into inspections such as; home, radon, pest, lead paint and surveys. We can assist with the selection of a reputable and fair home inspector, arrange and attend the inspections and in turn assist the seller and sellers agent on how to address all concerns that come forward from inspections
Contracts, Final Walkthrough / Re-Inspection & Closing
We work with your chosen lender and closing company to complete all final details of the transaction before attending a final walk through of the home and in some instances a property re-inspection to verify all repairs have been completed satisfactorily. We then head to the closing attorney’s office for the closing where we will be on hand with your selected lender to walk you through the final stages of your transaction before keys are handed to you and champagne is served!
