Jane had been trying to sell her house for over two years and was unsuccessful. Even after hiring two of the top producing agents and top brokers in Atlanta it wouldn’t sell. Then the project fell into our hands. After the listing consultation, Jane had a strong understanding of the many tasks she had to complete for the house to be ready for the current market. She was well positioned to complete the task in just a short period of time with the help of our vendors and our guidance. We painted the entire house, made the proper repairs and had it staged beautifully with one of our top staging companies. We brought in expert photographers and videographers to shoot the house in a different light separating it from the house's failed previous listings. We markerted the property with its own unique website and selling proposition giving it the juice it needed on the market. The house was under contract a few weeks later and sold.

3322 Pinestream Rd had previously been listed 4 different times over the course of 4 years. We initiated the conversation with our soon to be client, Andrew, by offering a different approach to market. Andrew had been attempting to sell with renters living in the home, which made it very difficult for agents to show. Not to mention there was some work needed in order to show this home for what it was really worth. We agreed to let the tenants first move out before going back to market. Then came the plan for preparation which included touch up paint in the interior, landscaping, staging, and pressure washing the entire house. Our marketing campaign shined through with the work that had been done on the front end. Within 24 hours on the market we had 12+ showings and multiple offers. We were under contract in 48 hours and closed in 30 days. Needless to say Andrew was a very pleased client and will be a repeat client in the near future.

Janet and Ray had lived in and loved their home in Dunwoody for 32 years, but they decided it was time to move on. We knew Compass Concierge would be the perfect tool to help the sellers prepare their home to list, but without paying the upfront cost to do so. We lined up painters for both the exterior and interior of the house, landscapers to clean up the yard and “secret garden”, and a flooring company to not only refinish the floors on the main level, but remove the brown carpet upstairs to expose the beautiful hardwood floors that had been hidden for decades. The master bedroom closet and bathroom needed rearranging, in addition we agreed the home needed fresh interior paint, new carpet, and landscaping. Our client purchased the home as the most expensive home in the neighborhood when he bought it. We knew we had a tall task as we would need to comp outside of the neighborhood to justify the value. The client had it on the market previously and was unsuccessful in those efforts. We recommend painting of the deck, changing interior colors in a few spots to make it more neutral, new carpet and soft staging in a few areas. We had tremendous activity once we listed the property and ultimately closed the home in a position where the client was extremely pleased with the results in less than a week. We more than set a record and even better we were able to articulate the value and the property appraised. We closed $150K above anything else in the neighborhood.

Tim and Kim were relocating from Nashville and knew very little about Atlanta. They were working with a relocation company who provided them with an agent but they were very unhappy. After we met, we talked with the relocation company and came to an agreement that we could guide them to their new home purchase. People moving to Atlanta without much knowledge of our wonderful city is a personal favorite challenge of ours. After spending time exploring and introducing them to negatives and positives of each neighborhood, they decided to go after properties in Virginia Highland. We found a house on one of the best streets in the neighborhood and had to win the deal with some creative methods. We guided them into making the proper additions to the offer and angling it in the best way for the seller even though we weren’t the highest bid. We closed on the house a month later.
