The 33rd annual Sandy Springs Festival takes place in the heart of Sandy Springs with two days of art, live music, cultural performances, a pet parade, Chalk Walk Art Competition, 5K/10K race, children’s programming, classic rides, gourmet and festival food options, and more. First starting as a small community picnic in then unincorporated Sandy Springs, this festival has grown into a major event that now draws 20,000 attendees annually.

We started engaging with Nicholas after a year of looking passively, and given how crazy the Atlanta market is in 2020-2021 we knew we needed an insider to the Brookhaven area to get us what we wanted. Nicholas was introduced to me by my builder as someone who could help me find a lot for a new construction home.Nicholas did a fantastic job and helped us secure an awesome lot for our build.There are a few things that really set Nicholas apart:1) He really knows the geography and the technical aspects of lot selection. We were looking around Chastain and he could tell me which lots have issues with drainage because of the water flow around the hills, and which lots would cause issues with house placement, etc. He was very familiar with the building code, set backs, etc. and the implications of those for whether it would support our plan.2) He understands the market and could advise us on how to build in a way that would create value. He was able to credibly advise on house valuations in the area and channel that insight into how much to spend on the lot. He was also able to leverage this insight to advise us on how to spec out the house in a way that would optimize equity creation (I.e. what upgrades add to the valuation and which do not).3) He was very helpful in counseling me through getting to the right offer to close the deal at a valuation that made sense.4) He is super responsive, professional and a pleasure to work with. I never thought I would buy and sell a home during a global pandemic, but the option of listing the home vacant certainly made me feel the most comfortable.
